Questions

Landlord questions

How often is a CP12 needed?

Every 12 months, by law. The check can be done up to two months before the current certificate runs out and still keep the same renewal date, so you don't lose any time. CP12 prices are on my price list.

Who keeps copies of the certificate?

You keep each record for at least two years. Existing tenants must get a copy within 28 days of the check, and new tenants before they move in. I email the certificate to you the same day so you can pass it on.

What happens if an appliance fails the check?

If an appliance is dangerous, I'll make it safe there and then, which can mean turning it off or disconnecting it, and record it on the certificate. I'll explain the fault and give you a price to put it right before doing any work. The appliance mustn't be used until it's fixed.
